Building, staircase:
• The apartment is located in a 4-storey building made of factory-built panels.
• The building is in good condition, it was not part of the panel renovation program, but has new insulated doors and windows and a heated staircase.
• The staircase is in good condition, tidy. A cleaning service takes care of its cleanliness weekly.
• The building engineering equipment was inspected a few years ago, and at that time the engineering shafts and ventilation shafts were cleaned, therefore the building is pest-free.
• There is a basement and garages under the apartments.
Floor: ground floor.
Note: Despite being on the ground floor, there are generally no disturbing street noises. The apartment is located at the end of the block, further away from the main road.
The advantage of the ground floor is that it is easily accessible; upon leaving the apartment, you are almost immediately at the entrance of the building.
Condition: The apartment underwent an almost complete renovation in the 2010s, since then it only requires refreshing painting (minor aesthetic adjustments) unless you want to completely redesign it.
Comfort level: full comfort
Heating: district heating.
• The “large” room and the “half-room” are equipped with newer large panel radiators. The bathroom has a towel-dryer radiator, connected to the district heating pipes. There is no smart metering system.
• By installing a split air conditioner with heating function, heating diversity can be achieved.
Notes: There are heated garages below the apartment, therefore the floor is not cold. In winter, the apartment temperature is 23–24 °C. In summer the apartment stays cool, so the use of air conditioning is unnecessary.
Hot water: district heating.
Note: the water meters (cold and hot) were replaced this year.
Electrical system: During the renovation the electrical fittings were replaced, but most of the wires are still the older 2-core PVC insulated aluminum type, which are still in good/acceptable condition. Replacement is up to the new owner.
Flooring:
• The “large” room and the “half-room” have laminated wood flooring.
• The hallway, “kitchenette” and the bathroom are covered with stone tiles.
• The walls in all rooms are painted, with ceiling “decorative” cornices.
• The bathroom+WC wall covering is aesthetically pleasing, large-format, two-tone stone-patterned tiles.
Doors and windows:
• Entrance door: security, metal, sound- and heat-insulated.
• Windows: plastic, tilt-and-turn, double-glazed, sound- and heat-insulated.
The windows face east, overlooking the courtyard between the buildings and the street.
• Interior doors: The interior doors are still the original wooden ones.
Kitchen equipment:
• Möbelix lower and upper kitchen furniture with built-in sink.
• Gas stove and oven by Zanussi, gas-powered (purchased about 6 years ago).
• Extractor hood above the stove, set to internal recirculation (active filtering).
Bathroom equipment:
• Newer metal bathtub (sides covered with new tiles as well),
• newer porcelain washbasin, with enough space under it for a built-in cabinet,
