Description
About the house
For sale in Noszvaj a family house with zero energy demand + a guest house + a small-scale workshop unit.
Apart from being particularly suitable for housing a family, it can also provide the family's income.
Taking advantage of local tourism: by renting the rooms at the rooftop floor, and/or by running a small handicraft in the outbuilding, where you can produce cheese, marmalades, or smoked meat products, as it is currently being done.
The main building’s attic was formerly used for rent. We make smoked goods in our workshop in the outbuilding currently.
Main parts:
- The building was fully renovated in 2006, and also got a new roof structure. The walls are made from tuffstone with a width of 50 cm. The water and heating system is a Rehau construction.
I. Lot: In Sikfőkút, Heves county. In the middle of the National Park of Bükk, in the town of Noszvaj, which is noted for its tourism and natural treasures. Quiet environment, property with a great view, in a touristically significant spot, close to the forest. You can find the lakes of Sikfőkút in 200 meters, and also two hotels and restaurants in 100 meters. It has a great potential to start a toursim business.
II.Main building
- Attic: 92 m2 The attic has a separate entrance, as it was designed for hospitality during construction. There are three rooms and all of them have private bathrooms. In this part of the house there are also a shared kitchen and living area. Velux folding dormer-windows and scots pine wood windows. The roof is well-insulated and covered with beautiful and long-lasting Tondach tiles.
- First floor: 92m2 There are two bedrooms, a bathroom, one living room, a kitchen and also a hallway at the entrance. The bathroom has a large bathtub, a shower cabin, two washstands and a toilet. The windows were made of scots pine wood just like the interior doors. Heating and the hot water are provided by a condensing gas boiler.
- Basement: 38m2 There is one room, a kitchen, a bathroom and toilet in this part of the house. Doors and windows are made of scots pine wood also here.
- Shaft: 60m2 Currently our family business works here. We make smoked meat products, so this section has 2 refrigeration chambers + a covered terrace + smoke house.The machines will be dismantled. The slate roof should be renovated, but still protects the building from rain/snow.
- Covered terrace: 30m2 There’s a brick-built large furnace with grill. The floor tile is ceramic. On the photos you can see a mobile refrigeration chamber that will be dismantled after sale. The terrace’s roof is covered with Tegola shingle.
- Power supply: 16 kWh The solar panel system involves 64 panels producing at maxiumum16 kWh power. The energy demand of the whole family business, which uses 3 refrigeration chambers, air conditioners, a 300 liter electric boiler and other machines are fully satisfied with this system. Without these energy-intensive equipments it is possible to provide heating/cooling of the whole house, moreover it is expected to recieve refund from the energy provider.
- Garage: 52m2 It is semi-finished. The roof is already done and the walls are made of formwork stone.
