Description
MOLNÁRI is a quiet village in South Zala, on the northern, Hungarian bank of the Mura. On the other bank of the river is Kotoriba, belongs to Croatia. The environment is forested, woody, with many arable fields, and sometimes pastures.
Sándor Hill is in the northern part of the village, near Semjénháza, separated from the village by only a small stream, the Rigyác stream. A pedestrian bridge was built over the stream near the house, so the access to the vineyard-village on foot from Semjénháza is well solved. It takes about 10 minutes of walk until you reach the bus stop in Semjénháza or Semjénháza-újtelep on the good quality asphalt road. Public safety is good, public lighting has been built. The vineyard-village is not only home to orchardists, but also to residents, some of whom have moved in permanently. This is therefore a cozy, friendly area that radiates peace and serenity.
This landscape and this area are suitable for permanent housing: quiet, peaceful, yet easily accessible (Nagykanizsa is 20 minutes away with hourly bus services, the highway is about 10 minutes away). The house is the highest house on the street, with a large basement in the lower part and a living area above. The necessary utilities are close to the lower part, so it is advisable to introduce water and electricity here. If you are looking for a property for permanent residence, it may be practical to introduce the sanitary block to the lower level. The two levels can be connected either from the balcony or from the pantry. The building rests on reinforced concrete foundations, its walls are made of brick, and the doors and windows are made of wood. If you plan on living in the long term, it is excellent as a weekend house, but it can be converted into permanent housing with minor modifications and the introduction of necessary utilities at the entrance.
The room above is spacious and bright, from which we can access the balcony through a glass door. The attic can be accessed from the kitchen, which also has a concrete crown and a concrete slab: therefore, the attic conversion should not cause any problems. From the kitchen, we can access the terrace, which faces the garden, with direct connection via a concrete staircase. An interesting purple flower has settled on its cozy iron railing, which has a very delicate scent in May and June.
