Description
Multi-Generational Family House for Sale in the Heart of Kőszeg’s Downtown
About the House:
Built in 1912, this house has been owned by one family since its construction. The owners have maintained and adapted it over generations to suit their life circumstances and contemporary needs, and, not least, they have loved it. For decades from the beginning, the family’s tinsmith workshop, which provided their livelihood, operated in the building’s cellar. The house was hit by a bomb during World War II, but the damage was minimal—a hole in the roof—because the bomb fell into a water tank and did not explode. In the cellar, there is a functioning well dating back to the 1600s, which is excellent for watering. This home is a true treasure for lovers of historic buildings. The street-facing part of the building is classified as “monument-like.”
Features of the Building:
Constructed of brick, the walls—including the interior partitions—are 70 cm thick, reflecting its era, making it a solid structure in good condition. The building is free from dampness, and the roof structure is also in excellent shape. The house covers 329 m2, with the basement level at 140 m2 and a ceiling height of 3 meters, allowing comfortable movement. Heating is provided by a gas boiler. On the ground floor, two separate apartments have been created with individual entrances, though utilities have not been separated. Currently, the two apartments are connected by a door that can be closed off. An additional apartment is located in the attic.
Layout of the Building:
1. Apartment One
This living space is 90 m2, featuring two large street-facing rooms with separate doors, a spacious open-plan kitchen-living room, a hallway, a bathroom, a separate toilet, and a storage room. The apartment is characterized by generous spaces complemented by a 3.3-meter ceiling height.
2. Apartment Two
Also on the ground floor, this 45 m2 apartment includes a street-facing room, a kitchen, a pantry, a hallway, a bathroom with toilet, and an enclosed veranda.
3. Apartment Three
Located in the attic, accessible via a separate entrance from the gatehouse, it includes two smaller rooms, a kitchen with dining area, a bathroom, and a separate toilet. An additional 130 m2 of attic space remains available for development, also accessible by a separate entrance, making it suitable for creating a fourth apartment.
Plot:
The 115 m2 plot has two entrances: one through the gatehouse from the street front and a pedestrian entrance at the rear of the house. The inner courtyard is well-maintained and planted with ornamental plants, creating an intimate and relaxing oasis in the city center.
This house is ideal for peaceful multi-generational living, as proven by its history of over a century. It also presents an excellent investment opportunity, as it can be converted into a condominium with minimal effort.
