For sale in Sarkad, Hungary, on the site of the former sugar factory: a contiguous industrial estate of 357,954 m² (35.8 hectares), together with an operating vegetable oil plant. The site lies approximately 10 km from the Romanian border and 25 km from Békéscsaba, accessible via a low-traffic asphalted road.

The buildings total 23,206 m² of net floor area, of which nearly 19,300 m² are modern flat-floor grain storage halls (built in 2007–2008: concrete block foundations, steel frame with trapezoidal sheet roofing, industrial flooring, ventilation fans, infrared doors, CCTV). The estate also includes a grain silo building, a plant office, a canteen and office building, and a weighbridge house.

The vegetable oil plant on site is suitable for producing cold-pressed rapeseed oil, with a capacity of 170 tonnes per day (100,000 tonnes per year). Storage capacity for feedstock and finished product amounts to 75,000 tonnes.

Technical specifications: 2 MW of electrical capacity with a bidirectional, redundant feed and two dedicated industrial substations; unlimited industrial gas capacity; fully installed water and sewage networks; and a private railway siding with direct connection to the Hungarian State Railways (MÁV) network, suitable for bulk freight.

Zoning: Gip, Gksz, K-sp, Eg-1; freestanding development with a permitted built-up ratio of 50–60%. The land can be subdivided as required and the assets may be purchased separately.

Ideally suited to agro-industrial processing, feed raw material production, grain trading and logistics use, as well as further industrial development – expansion is not constrained by land availability.
