Description

This charming holiday home in Örvényes, situated on the old hill and oriented towards the lake in the local architectural style, offers all this—and even two separate apartments. Accessible via gravel and dirt roads, it lies directly below the National Park. The free public beach of Örvényes is just 3 km away. The hillside is dotted with vineyards, farm buildings, and holiday homes. From both the plot and the house, you can enjoy stunning views of the lake. It’s an ideal place for relaxation and rest, with friendly neighbors. Another advantage is that the land is removed from the closed garden cultivation zone, so it can be purchased immediately without the need for public notice.
The building was constructed in 1992 on a concrete strip foundation, with insulated brick outer walls and wooden beam ceilings. A unique feature is the central load-bearing 11-meter-long wooden beam measuring 21 by 21 cm. The windows and doors are insulated SOFA frames, and the roof structure is a wooden gable roof covered with reed. The current furnishings evoke a vintage era and can be negotiated if desired. Access is possible not only via Route 71 but also by turning off near Tótvázsony on the road from Veszprém to Tapolca towards Pécsely. This route helps avoid the heavy summer traffic and congestion along the lakeside.
The usable living area is 96 square meters. In front of the ground-floor entrance, there is a covered terrace overlooking the lake. Upon entering, you step into an open-plan living room, kitchen, and dining area. To the left is a vaulted cellar about 12 square meters in size, located underground. Facing the entrance are two bedrooms, and to the right is the bathroom. The kitchen features a beautiful built-in kitchen unit. The attic apartment is accessible via stairs beside the building. Entering the corridor, you find the other rooms branching off: two bedrooms, one bathroom, and an open-plan living room, kitchen, and dining area. The windows here offer even more breathtaking views of the lake, with clear sightlines on good days stretching from the Tihany Peninsula all the way to Máriafürdő.
Next to the building stands a garage of approximately 16 square meters, with an attic suitable for storage. The property has electricity and water utilities. Water is drawn from a 96-meter-deep drilled well. Wastewater drains into a private septic tank. Heating is provided by a gas boiler (using bottled gas) with underfloor heating, supplemented by electric radiators.
The plot covers 3,408 square meters, gently sloping toward Lake Balaton. However, a flat area has been created in front of the building. The grassy plot features a few trees, shrubs, and green plants. It is unfenced, as are all the neighboring properties. Behind it lies the forest, and in front, the lake stretches out.
