FOR SALE BY OWNER is a SOUTH-facing, air-conditioned, CIRCULAR SUNNY, first-floor 100 m² (98 m² according to the property certificate) apartment in ÚJLIPÓTVÁROS, two blocks from WESTEND, in the best part of Visegrádi Street, between CSANÁDY and BALZAC Streets. (House number 32-34)

When we bought this apartment, it was important to us that none of its windows looked out onto the street, but onto an INTERNAL GARDEN, thus ensuring silence, tranquility and good air, which is so rare in the city center. There is a huge, fruitful cherry and walnut tree in the garden. I searched here in ÚJLIPÓTVÁROS for two years before I found this uncut diamond...

Then we polished it for two years until we developed its current form...

According to its design, the property actually consists of two apartments (on the same land registry number, with a separate electric sub-meter), one 76 m² and one 24 m² (this is currently used as a room by my teenage daughter, but the kitchen water and drain outlets were created during the construction), which are connected by a door. In the larger one, a 10 m² GALLERY was created, in the smaller one an approx. 5 m² GALLERY was created. (Landscape galleries, the ceiling height is 3 meters). Both apartments have SEPARATE ENTRANCES, their own bathrooms with bidets (Duravit sanitary ware, Grohe faucets), built-in showers, and in the larger one there is also an original FINNISH SAUNA. There is no AIR CONDITIONING, but we have built the necessary electrical outlets in both apartments.
The apartment is the second and last apartment in an open corridor, so no one walks in front of us. We can practically say that there are no side neighbors, the only common wall with the only side neighbor is a total of four meters of common section (we soundproofed this), the other main walls are also the end of the building, thus ensuring the INTIMATE CHARACTER of the apartment.

WE REBUILT THIS APARTMENT, NOT RENOVATED IT!

During the work, we dismantled everything down to the brick and concrete frame, and replaced all the old wires (water, drain, electricity, underfloor heating). We also went through the lower and ceiling slabs with the water pipe and drain, thus eliminating the pipe breakage in the slab that often occurs.
PREMIUM QUALITY COVERINGS and building materials, (we did not use plasterboard in this apartment, everything that is wood is either OAK or SIBERIAN PINE) we decorated all the walls of the apartment with SPANISH and MOORISH style tiles, thus giving a very SPECIAL ATMOSPHERE to the apartment... Two meticulously made TILES (NOVA) were also placed on the walls, thus enhancing the UNIQUE ATMOSPHERE of the apartment.

The financial situation of the house is VERY GOOD, we have savings. We had the electrical backbone replaced in the entire house last year, the gas about six years ago, so from a BUILDING MECHANICAL point of view, the house and the apartment correspond to a NEWLY BUILT property. THE RESIDENTIAL COMMUNITY IS EXCELLENT, we have a FRIENDLY relationship with the neighbors.

A CONDENSATION BOILER and UNDERFLOOR HEATING provide warmth in the apartment. Thanks to the thermal insulation, the GAS BILL in winter and summer is 14,000 HUF, and the ELECTRICITY BILL is the same (we cook with a NEFF induction hob). The common cost is 22,000 HUF, which also includes UNLIMITED WATER CONSUMPTION. We had the doors and windows made UNIQUELY, TO SIZE, from SIBERIAN RED PINE, and the windows were fitted with the MOST MODERN glass. The furniture is built-in (usually made of brick), a PANTRY (about 2 m²) is available for storing food, and a WARDROBE of about 9 m² for clothes. There is therefore VERY LITTLE FURNITURE in the apartment, thus INCREASING THE SIZE OF THE CONNECTING SPACES.

THE NEFF HUGE INDUCTION HOB AND BUILT-IN OVEN ARE PART OF THE PURCHASE PRICE.

I have been involved in construction for about thirty years, putting all my knowledge and experience into it, we worked carefully and lovingly throughout the two years until our home was completed. Unfortunately, life has brought us to the point that due to family reasons, with a heavy heart, we are parting with our beloved home.
