Description
ON THE OLD HILL in Vászoly, in a wonderful environment, 100 m from Vászolyi Road,
we OFFER for SALE a 6,995 m2 PLOT of LAND.
The 6,995 m2 plot of land in the Mk2 zone is located on the Vászolyi Old Hill in the Balatonfüred-Csopak growing area, the soil of which, similarly to that of the Bordeaux region, is an ideal growing area for Cabernet and Merlot.
Thanks to the north-south orientation of the area and its alternating ventilation from the mainland and from Lake Balaton, it provides a constant quality and a stable microclimate for the crop.
On about 2/3 of the plot in the period 1999-2004, planting has already taken place, from which excellent grapes of ideal yield can be harvested for about 30 years, with an average yield of 3 kg per vine per year.
Electricity connection is possible on the plot border. Its water supply can be solved from a domestic water utility with high water yield and excellent drinking water quality, currently serving 3 properties, the price of which is HUF 4 million.

The zoning classification of the plot is Mk-2, which is subject to the following regulations:
Section 37
(1) Agricultural areas with gardens shall be areas marked with the symbol "Mk" on the Regulatory Plan, which are primarily small‐scale grapevine, fruit production and small‐plot intensive horticultural activities.
(2) On agricultural areas marked "Mk" with gardens, nature conservation and landscape protection Construction activities and land use may only be carried out on plots affected in accordance with the conditions described in Section 6 and in accordance with the detailed zoning regulations set out in this section.
(3) Placement of a new building or structure in the landscape of agricultural areas marked "Mk" Adapting, preserving the historical landscape structure, landscape and landscape values and unique landscape values, strengthening the landscape character, following local architectural traditions, and building the plot in an area not intended for development in accordance with the existing development, but not more than 2%.

(6) The size of the smallest plot that can be newly developed on agricultural areas with gardens shall be 5,000 m2 and its width shall be at least 16 m.
(7) In agricultural areas with gardens, the built-up area below ground level may not exceed 3%.
(8) On agricultural areas with gardens, buildings with solar collectors, solar panels, and renewable energy utilization equipment may only be placed mounted on a building in a way that does not disturb the landscape or the environment.
(9) In zones Mk1, Mk1*, Mk2 and Mk7, the construction of a new building and the construction of an existing building It may only be extended or completely rebuilt on a plot registered in at least 80% of the vineyard cultivation branch and actually cultivated as such.
(11) In zones marked Mk1, Mk2 and Mk7, only one The construction of an economic building for wine storage may be permitted.
