**Panoramic 9th-floor apartment available for long-term rent**

I am looking for tenants who would ideally stay for several years; however, the minimum rental period is one year.

**About the apartment**

The apartment is located on the 9th floor and offers panoramic views. It is air-conditioned and consists of two separate bedrooms, a spacious living room, a dining area, a kitchen, a separate toilet and bathroom, with a total floor area of 60 m² plus a 4 m² balcony.

The apartment has parquet flooring. The bathroom and toilet have recently been retiled, and all rooms have been freshly painted.

The northern side of the apartment building is insulated. The apartment has windows facing three different directions, allowing excellent natural ventilation.

* West-facing: smaller bedroom and larger bedroom
* North-facing: larger bedroom and bathroom
* East-facing: living room and dining area

The apartment is currently unfurnished and partially equipped with appliances. Depending on the tenant’s requirements and subject to agreement, it may also be rented furnished. The advertised rent applies to the apartment in its unfurnished condition.

Upon entering the apartment, the separate toilet is located on the right. To the left is the smaller bedroom, approximately 8 m², together with built-in wardrobes. The kitchen is located opposite. A small pantry and the dining area are accessible from the kitchen.

The dining area is connected to the living room in an open-plan layout, with a combined area of approximately 25 m². The balcony is accessible from the living room.

Leaving the living room, you return to the hallway. On the right, there are additional built-in wardrobes and a bathroom with a bathtub, where the washing machine can also be connected. Straight ahead is the larger bedroom, which is approximately 12 m².

Heating and hot water are provided by the district heating system. The temperature can be adjusted separately in every room, and each radiator is fitted with an individual heat meter.

Several internet and telecommunications providers offer fibre-optic services in the building.

The apartment is located outside the paid parking zone, so street parking is free of charge.

The keys will be handed over after the rental agreement has been signed.

**Minimum rental period:** one year

Upon signing the contract, a security deposit equivalent to two months’ rent and the first month’s rent must be paid immediately.

**Monthly utility costs**

* Common charges: HUF 22,785
* District heating: HUF 8,120 per month based on the current monthly advance payment, with final settlement according to actual consumption measured by the heat meters
* Water and electricity: payable according to consumption

The apartment can be viewed by prior appointment during the early evening hours.
