Description
One of the most beautiful panoramas of Lake Balaton!
Pécsely Öreghegy on the top of Öreghegy, next to a nature reserve, with a wonderful panoramic view of Lake Balaton and the Pécsely basin, a two-unit house built in 2018. The building is extremely sophisticated inside and out, well thought-out architecturally and interior design, carefully executed. The upper and lower floors of the house have independent living and dining rooms with American kitchen, bedroom, bathroom, wardrobe/storage apartment, between which a beautiful curved paved outdoor staircase leads up to the upstairs living area. The building also has a 10 m2 storage room with separate entrance. The house is surrounded on the upper level by a large covered and rear terrace area, on the lower level by a large panoramic terrace and parking for 3 cars, a small wooden house with toilet and washbasin and a firewood storage. The large terraces are furnished with log furniture: two large swing beds, benches and a large table.
The house is equipped with air-conditioning and a 9kW Norwegian cast-iron stove "Jotul", which is operated by an independent chemistry on each level, for heating and cooling. Hot water is provided by an electric water heater and the bathrooms are heated by electric underfloor heating and radiators. The 38 cm thick porotherm brick masonry, thick insulation in the facade and roof, and 3-layer external wooden windows and doors provide excellent thermal insulation.
Both units are fully equipped with fitted kitchen units, a large fridge, built-in cupboards, dining and sitting area, sofa bed and a double bed in the bedroom. The "mobile" part of this is subject to separate agreement.
The house is built by local craftsmen: all exterior and interior windows and doors, built-in furniture, railings and beds were made by a carpenter from Nemesvámos, the exterior log furniture by a carpenter from Balatonszőlő, the roof/roofing/tinning by a tinsmith from Aszófő, the stonework was done by a master craftsman and his team from Nemesgulács, the paving and cladding by a paver from Pécsely, the house was designed and supervised by an architect from Balatonfüred, and the interior details were designed by an interior designer from Budapest.
The tiled roof is equipped with a solar panel system installed by EON, which has an annual energy bill of less than 100 eFt.
Water is supplied by a deep well, tested and partially purified, but not suitable for direct consumption due to its high mineral content. The well has a stable flow rate of 30 l/min at around 3.5 bar. The effluent is biologically treated and discharged through an underground passive filtration system, passing through a layer of drain gravel.
The installed local mobile wifi network is fast and reliable. The house is equipped with a full opening and motion sensor alarm system and is connected to a remote monitoring system. Cameras are installed outside and can be seen remotely.
The property has 7800 m2 of planted, cultivated, productive wine grape vineyard (Cabernet) with metal support system, planted 8 years ago. The 2300 m2 of private oak woodland above the house will provide firewood for the long term.
The house is accessed by a gravel, paved, wide forest road about 1 km long.
The property is classified as a closed garden, agricultural land and is therefore subject to a notice.
