The building is exceptionally well-finished both inside and out, with a well-thought-out architectural and interior design and meticulous craftsmanship. On both the lower and upper levels of the house, there are independent apartments, each featuring an open-concept kitchen-dining-living area, a bedroom, a bathroom, and a closet/storage area; an arched, stone-paved outdoor staircase leads from these apartments to the upper-level living area. The 38 cm thick Porotherm brick walls, thick facade and roof insulation, and triple-pane exterior wooden windows and doors provide excellent thermal insulation.
Both residential units are furnished with a complete, fully equipped kitchen, a large refrigerator, built-in cabinets, a dining set and living room furniture, a pull-out sofa, and a double bed in the bedroom. The “movable” portion of this furniture is subject to a separate agreement.
The construction of the house is a testament to the skill of local craftsmen: all exterior and interior doors and windows, built-in furniture, railings, and beds were crafted by a carpenter from Nemesvámos; the outdoor log furniture was made by a carpenter from Balatonszőlős; the roof/roofing/sheet metal work was done by a sheet metal worker from Aszófő; the masonry work was carried out by a master mason from Nemesgulács and his team; the paving and tiling were done by a tiler from Pécsely; the house was designed and supervised by an architect from Balatonfüred; and the detailing of the interior spaces is the work of an interior designer from Budapest.
An annual-billing solar panel system installed by EON operates on the tile roof, reducing the house’s monthly energy costs to less than 5 eFt.
Water is supplied by a deep-drilled well; the water has been tested and partially purified but is not suitable for direct consumption due to its high mineral content. The well’s flow rate is stable, averaging 30 l/min at a pressure of around 3.5 bar. Wastewater is biologically treated by passing through a layer of drainage gravel in an underground passive filtration system before being discharged.
The installed local mobile Wi-Fi network operates quickly and reliably. The house is equipped with a comprehensive alarm system featuring intrusion and motion sensors, which is connected to a remote monitoring system. Outdoor cameras have been installed, and their footage can be viewed remotely.
The total area of the property’s lot is 12,620 m², of which 7,800 m² is occupied by an “organic” Cabernet grapevine plantation—certified by Biokontroll—that was planted 8 years ago and is maintained with a metal trellis system.
