Important information (may change):
The land protection procedure is not necessary! The development of the desired area size requires a land development procedure. After completing the procedure, the real estate with the arable cultivation branch in the inner area can be registered as an area taken out of cultivation. The arable land in the inner area must be registered in its actual cultivation branch as long as it is utilized in that branch and it exceeds one hectare, based on Act CXLI of 1997 on the Real Estate Registry and Decree 109/1999 (XII. 29.) of the Ministry of Agriculture and Rural Development on its implementation.
Costs incurred (in may change:
- Real estate registry transfer fee: 6,600 HUF
- Land development permit in first instance procedure:
- In case of 2–5 affected properties per property: 12,000 HUF
- In case of 6–15 affected properties: 60,000 HUF, from the sixth property an additional 10,000 HUF/property
- In case of 16–25 affected properties: 160,000 HUF, from the sixteenth property an additional 1,000 HUF/property
- In case of 26 or more affected properties: 170,000 HUF, from the twenty-sixth property an additional 500 HUF/property
When dividing the land, the number of land parcels to be formed must be taken into account. A land surveying contractor must be found for the land development. The Land Office does not keep records of surveying costs, and does not perform surveying activities for the public.
In short:
According to Act CXXIX of 2007 on the Protection of Agricultural Land, there is no land protection obstacle to the utilization of the 2366-hectare inland arable land located in the interior of Hajdúnánás for other purposes. A surveyor must be appointed for the land surveying procedure, who will inform about the further procedure and prepare the work parts. The administrative service fee for the land surveying procedure is regulated by Decree 166/2009. (XII. 9.) FVM.
