Description
Dear Ladies/Gentlemen,
I am renting out my beloved flat in the exellently located Bolgárkertész street.
--Briefly about the location:
It is in a calm green area, however it is really well-positioned due to it is excellent public transport connections (M2 metro, trams, trolley buses). The metro station of the Örs vezér square is cca. 8 minutes walk, the other one at Pillangó street it is bit more than that.
The city centre is reachable in roughly 20 minutes, and the night public transport is also excellent in this area.
You may find a sheer number of opportunities for purchasing and entertainment (Árkád mall, Sugár mall, Tesco Extra, IKEA, OBI, etc.).
Both the Budapest Business University and the Budapest Metropolitan University are in short walking distance from the flat. Therefore, it can be a viable option for university students,too. (Also for other university students, of course.)
-The flat is located in the 1st floor of the building, bright and it is composed of two full rooms, a kitchen, a bathroom, an aisle and the toilet. It is refurbished, and fully equipped, you will get it with the equipements and furniture as you see it on the pictures. ( Such as 2 air cons, washing machine, fridge, owen, microwave oven, wardrobes, Ikea bed, L-shaped huge sofa, etc.). The building and the staircase are well maintained, and the residents are super nice.
- The heating is running with gas heaters apart from the bathroom where there is an electronic heater on the wall.
- The entrance door of the flat was replaced by a secured door, which is further insulating the flat. The windows are also thermo-insulated made out of plastic.
The utilities - considering normal consupmtion- are falling under that payment category which keeps the prices lowered than the market price in line with the current laws in Hungary.
- The broadband is provided by Vodafone (150 Mbit/s and cost 3000 HUF/month.
- About the costs:
- Common utilites of the house - Közös költség in Hungarian 16000 HUF/month.
The water, gas, and electricity consumption is checked monthly by reading the meters, and the bills are paid based on the consupmtion. (The 20 000 HUF is an average indication for a monthly cost, in winter it is more, in the summer less..)
-Smoking and pets/animals are not allowed in the flat.
-The rent is min. 1 year.
- To sign the rental contract 2 monthly deposits and the 1st monthly rental fee are needed to be paid in the same time. (Practically when we are signing the contract.)
- In addition to the rental contract a registry will be issued and co-signed listing the items which will be given to the tenant(s) for the duration of the rent.
-The contract will be singed by us, and registed by the notary.
- Personal check of the flat is based on prior agreement on the schedule.
