A newly renovated, 30 square meter apartment with a balcony is for long-term rent in the city center (District V), in the triangle bounded by Deák square- Astoria - Ferenciek square.
The apartment is located in a Bauhaus monument building with a traditional staircase built in 1936 and an elevator, which is located on the corner of Kamermayer Károly square and Vitkovics Mihály street.
The apartment is located on the first floor, from the window (and balcony) you can see the quiet square and the limited traffic (practically functioning as a pedestrian street) Vitkovics Mihály street. Opposite you can see the terrace of the cult Gerlóczy café, with a beautiful tree in the middle.
Compared to many apartments of a similar size (partly more airbnb) on the market, this apartment has outstanding features (not overlooking the courtyard, balcony, located in a quiet street) and quality (thanks to the renovation), but also very practical (fairly comfortable for up to two people) .
The concept of the renovation was to keep and refresh the old style, place modern functions, and take into account practicality in addition to design.

Description of rooms:
The hall is equipped with a huge wardrobe and, accordingly, excellent storage options.
The living room is multifunctional. On the one hand, there is a fully equipped kitchen (oven, hotplate, refrigerator, hood). On the other hand, the same room fulfills the living room function, with comfortable seating surfaces and a working corner. Furthermore, hidden in the furniture, there is a fold-down double bed fitted with high-quality custom-made German hardware, with a brand new (coconut+latex) mattress.
The brand new Gorenje (slimline, quiet operation) washing machine and Ariston Velis Evo boiler were placed in the bathroom's spacious, large, custom-designed built-in cabinet. The cabinet also provides space for cleaning products, a vacuum cleaner and a ladder. In the built-in walk-in shower and at the sink, matt black Hansgrohe sanitary ware enhances the quality. Ventilation is ensured by the special (original) hand-lever operated window.
All the doors and windows in the apartment have the original, renovated wooden frames and doorknobs, with sound- and heat-insulated glass replaced. The entrance door was remade by a company specializing in this (as a "remake" of the original), so it is already above average from the safety and sound insulation points of view.

Coverings, furniture:
One of the jewels of the apartment is the solid wood chevron (old-style herringbone) floor, and the bathroom's Italian miter-cut gres tile covering.
Most of the furniture - like the entire interior design of the apartment itself - is individually designed and made by a professional carpenter.

Mechanical engineering:
The heating is provided by original cast iron radiators through the house's central boiler (painted matt black).
There is a separate meter for electricity, but the water fee is included in the common cost (without a separate meter).
Daikin air conditioning and remote-controlled aluminum blinds were installed in the living room, and electric underfloor heating was installed in the bathroom as an extra.
The Telekom cable was introduced for TV and Internet services, the current package costs HUF 6,000/month.

Storage, parking, bicycle:
The apartment does not have a separate storage room in the basement, but the common area has approx. 2-3 square meters. There is no separate parking space for the apartment and the immediate surroundings of the apartment are a protected area, so an entry permit and waiting consent (parking) permit) can only be requested after checking in to the apartment. In the latter, the owner contributes if required. Bicycles can be safely stored in the shared backyard of the house.

Rent fee:
The rent (per month): HUF 275,000 or EUR 760.

Utilities fee:
The common cost, INCLUDING heating fee, water, garbage disposal, and sewer fee total HUF 15,000.
In addition, only electricity (based on consumption measured by a separate meter) and possible TV + Internet service fees are payable. (The average electricity consumption is expected to be around HUF 5,000, the currently introduced TV+Internet package is HUF 6,000)
