Description

Because of the children's school, our beloved house, which has given our family so much happiness and wonderful experiences for so many years, has been put up for sale.
The house is located in Diósdon, 5 minutes walk from the American School, at the end of a dead-end street, on a plot of land, in a quiet and peaceful environment. Here we can wake up to birds chirping, hedgehogs crawling in the street, cats hunting in the gardens. An ideal environment for raising children, the neighbours have several children of different ages.
Access to the M0 is even easier than usual in Diósd, avoiding the traffic lights.
Access to Budapest is possible via more than 5 alternative routes! In this respect it has an unrivalled location.

The house was built in 2003, the outer walls of the building are made of 40 cm thick Ytong, with 16 cm of Styrofoam insulation and washable drywit plaster.
The attic of the one-storey building is not built-in, but it is perfectly suitable for storing all kinds of equipment. The slab is insulated with 20 centimetres of rock wool plus 20 centimetres of glass wool, with thermal insulation under the rock wool. The air in the heated attic is automatically replaced by a fan in the summer, reducing the need for cooling.

Heating is provided by a water-to-water heat pump at tariff "H", which can be used to cool and heat the floor and ceiling. The cooling system can be used to keep the house at a comfortable temperature of 22-25°C even in the hottest summer days, without the draught from the air conditioning causing a chill.
For supplementary heating, the living room is equipped with a dismantled tiled stove from the 1800s, which functions as a fireplace thanks to the master stove builder.
The hot water is supplied by a heat pump and solar panels mounted on the roof of the house with a 300 litre boiler. In summer, once the set water temperature has been reached, the solar collectors heat the water from the garden bio-sprinkling pond. In winter, the pond is used as a skating rink.

The renovation in 2021 included the installation of new windows with triple glazing, roller blinds and mosquito nets, all of which are tilt and turn. From the living room, access to the terrace is through a large double sliding and folding door with PLISZÉ mosquito nets to keep out mosquitoes and bugs.
The 3 layers of windows and the good thermal insulation made it essential to install a Helios heat exchanger ventilation system in the 2021 renovation, which extracts air from the bathroom, kitchen and entrance hall toilet, using the warm air to preheat the air blown into the rooms. In effect, fresh air is constantly circulated into the home without cooling it.
On the ground floor there are three bedrooms (two with walk-in wardrobes), living-dining-kitchen, pantry, bathroom and hall. From the hallway there is a separate toilet. A built-in shoe cupboard makes it easy for the children to get dressed.

There is no gas in the house and the kitchen is equipped with all electric appliances: hob and oven NARDI (Italian), dishwasher AEG (German). The northern orientation of the pantry and the lime wood shading the outside ensure excellent temperatures.

The house has a two-car garage, which in addition to the cars, can accommodate all the tools and storage systems necessary for a family house, as well as a bicycle storage system that can be raised to the ceiling. The area above the garage door can be built in, with huge storage space. The garden gate and garage door can also be opened by remote control and via bluetooth with a mobile phone.
The basement has space for every mother's dream, two huge compartments that can accommodate a washing machine and a tumble dryer.
The basement also has a fitness area with a sauna for relaxing after exercise on winter evenings. After a workout or sauna, a shower cubicle with mosaic tile walls is spacious enough for couples to dance in. The fitness area also has a separate toilet.
In addition to the fitness area, the basement also houses a heat pump boiler, a storage area and a wine cellar.

The bathroom has been completely renovated with the largest acrylic bathtub available, in which two adults can fit perfectly opposite each other. The bath is filled by a tap built into the overflow, so there was no need for a space-saving tap. To the right of the door is a GROHE in-wall toilet and separate bidet. The wall is fitted with a double mirror with LED light source and is dehumidified by infrared heating. The bathroom cabinet is finished with a white glass single bowl basin, making it easy to keep the surface clean.
A recessed wall shelf with LED backlighting next to the bathtub, together with an LED strip between the toilet and bidet, is motion-activated. This eliminates the need to fumble for the light switch at night, and even small children can use the toilet safely, even if they can't reach the light switch. The house is also equipped with a cluster of motion detectors, as there are lights in front of the front door, in the entrance hall, in the passage leading to the garage, in the cellar entrance, in the storage room, in the wine cellar and on the terrace. In front of the bathroom there is a solar tube that lets in sunlight during the day and illuminates the area with a light bulb at night. In this area there are three built-in wardrobes with mirror doors, and next to them a utility room for cleaning utensils.

The lawn is watered by a programmable sprinkler system. In the garden there is a tested drilled well with potable water, with a constant water flow of 50 l/min, which is also piped into the house, so it can be used if required - not only the water fee but also the sewerage fee can be saved, so the overheads can be minimised.
The organic garden bath is chemical-free, even fish can be kept in it. Although it's seven metres long, you can swim several kilometres without turning around using the counter-current. Next to it you will find a BBQ house: barbecue, kettle and disc meat grill. At the back of this building is a garden tool shed for storing lawnmowers, leaf blowers and other garden tools. Opposite the garden shed is a wood-fired oven for baking and cooking in winter and summer. The food roasted in this oven is so delicious you could lick your fingers clean. You can bake pizza, ribs, chops, anything you can dream up. According to our Transylvanian friends, you can even cook stuffed cabbage in it, although we haven't tried that yet.
The terrace is shaded by two lush cherry trees, keeping it cool even on the hottest summer days. There are also fruit apples, pears and peaches.
Rainwater was diverted to the previous drainage system, but due to the water yield of the well, it was not connected to the sprinkler system.

The house is protected by an alarm system and security cameras have been installed inside and outside in front of the garage, on the terrace, in the living room and in one of the children's rooms.

A UTP network has been installed in the house to provide internet access to all rooms and a wifi router can be installed in the middle of the house. The cable TV service is connected via underground cables, as is the electricity. The entire house and the garden are protected from the zero earth locking by a separate fi-relay.

The central vacuum cleaner makes clean up quiet, quick and easy. An automatic extractor fan is built into the kitchen cupboard.
