I'm offering this charming, tastefully furnished apartment for rent on Gellért Hill, one of Budapest's most sought-after residential areas on the Buda side.
Iglói utca is one of the quietest parts of Gellért Hill, where birdsong is more noticeable than city noise. Public transport still gets you into the city quickly and easily: the stop for bus 27 is about a 3-minute walk, and the Szüret utca stop of tram 61 is about 10 minutes away. Street parking requires a residential parking permit, and there are usually plenty of spaces available.
The building has 10 apartments and a quiet community, which makes for a peaceful home. The apartment has a partial view of the city and also faces the street. With windows on two sides, it is very bright. Thanks to this and the well-designed layout, it feels much more spacious than its actual 40 m² (approx. 430 sq ft): besides plenty of storage space, there is also room for a work corner.
Household chores are made easier by, among other things, an AEG washer-dryer and a Whirlpool dishwasher. Heating and hot water are provided by a modern gas boiler with a sealed combustion chamber.
There's no shortage of comforts either. A new, quiet Mitsubishi air conditioner keeps the apartment comfortable during the summer heat. An adjustable wall mount is available for your own TV (no TV is provided), so it can be watched comfortably from both the living area and the bed. Versatile lighting options let you set the right mood for any occasion.
The building is insulated, so monthly running costs average around HUF 20,000. This covers utilities (including heating) and the common charge ("közös költség"), a monthly building fee that pays for maintenance and shared areas.
No agency fee: the apartment is rented directly by the owner. It is suitable for a maximum of 2 people. No smoking and no pets. The minimum rental period is 6 months.
Available from October 1. Moving in requires a refundable security deposit equal to three months' rent, the first month's rent paid in advance, and a notarised declaration of vacating ("kiürítési nyilatkozat"). This is a standard document in Hungarian rentals, signed in front of a notary, in which the tenant agrees to leave the apartment when the tenancy ends. It is a routine formality and does not affect the tenant's rights during the rental period. The notary fee is paid by the tenant.
